Buying your first home can be both exciting and frightening. It will probably be the biggest purchase you will ever make in your life so you want to make sure you are getting what you need and want along with a good home that is structurally sound. If you are a student and studying through online colleges, the first thing is to have a good and peaceful surroundings as you are going to learn from home, it is important that we have concentration towards the subject and not disturbed by the surroundings. There is nothing worse than moving in to your new home and then finding out that it has a leaky roof, and the foundation is not sound. You do not want the added expense of unexpected repairs on top of what you are already paying for your home.
Here are a few things you can do to avoid making a mistake when you are buying your first home.
- Go to the basement. This is one of the first places you should look when you are looking at a new home. Look fro cracks in the concrete. If it is a finished basement look for cracks in the drywall. If you see these, the foundation may not be sound.
- HVAC. Look to see how old the heating system is and the cooling system. Look to see how it is running and if the vents are connected properly. If you needed to replace this it would be a huge expense.
- Water damage. If there is water damage from the past, there is the possibility of more water damage in the future. This is a big expense, and it also may leave you exposed to mold damage. When you are in the basement look for white stains on the walls, or stains that run horizontally on the concrete floor. If there is water damage, mold is difficult to clean from a house and can be a large expensive project if it has spread to other areas of the home. It is also a health risk.
- The electrical system. In older homes the wiring may not be up to the safety standards that are required these days. If it is not, your insurance company may not cover you until it has been replaced. Make sure this is inspected carefully for your safety.
