First, consider your price point. For many people they are not able to go past a certain dollar amount because they will owe more on the home than they are selling it for. If that is the case, then you need to everything you can to make the house look like it is worth the price you are asking. However, if you can lower your listing price at all, you should. If you lower your price you will opening up the house to a new group of people looking to buy a home.

If you can not go any lower than what you are asking you need to make sure that your home looks like it is worth the money you are asking. With so many options out there you need to make sure that your home stands out. Now would be a great time finish all those projects around the house that you always wanted to do. Re-tile the bathroom, put a new counter top in the kitchen. Every little improvement that you make will make your home look better to prospective buyer.

Neutralize your home. Everyone has their own personal tastes and that is fine, unless you are trying to sell your home in a buyers market. Make your home look as nuetral as posible so that other people can see themselves living there. Take down family photos, paint the walls, remove clutter.
